Investing in Affordable Housing for Financial Return and Impact Across the Capital Stack

The demand for affordable housing in the US continues to grow as incomes stagnate, housing costs rise and subsidies decline. This level of demand means that market risk is low, returns are steady and non-cyclical, and in fact affordable housing has the lowest default rates of any commercial real estate asset class. At the same time, investing in addressing affordable housing need can have a huge impact on the lives of children, families, their neighborhoods, and overall equality in the country. The field has reached a level of maturity that is bringing in new types of investors in and creating new options for how they might invest. This panel will look at some of the options for investing at various places in the capital stack, innovations in products, and ongoing capital gaps that are yet to be filled. It will also present the perspective of large and small institutional investors, and how they assess impact in the sector and their view on risk and return.
